Symptoms

What A Waterproofing Problem Looks Like.

Water rarely arrives all at once. Most homeowners notice a damp smell, a chalky white residue on the wall, a dark line along the floor edge after a storm, or paint and drywall that keeps failing in the same spot.

These are all signs that water is reaching the foundation and finding a way through. Identifying whether the entry point is a crack, a deteriorated wall, a failed drainage system or surface water determines which waterproofing method is appropriate.

Interior vs Exterior

Two Approaches, Two Different Jobs.

Exterior waterproofing is the most thorough option. The foundation wall is excavated to the footing, cleaned, repaired and sealed, then covered with membrane. Weeping tile is replaced in clear stone and the grading is corrected on backfill. Water is stopped before it ever reaches the wall.

Interior waterproofing manages water that has already reached the foundation. A perimeter drainage system is installed inside the floor slab and directed to a sump pit and pump. It is the right approach where exterior access is limited by additions, driveways, decks or neighbouring structures.

Exterior Process

How Exterior Waterproofing Is Done.

Work is staged wall by wall so the property stays usable. Landscaping and walkways are protected, excavated soil is contained, and the trench is kept open only as long as the repair requires.

On completion, the wall is sealed and membrane-protected, drainage is new, and the ground is restored and graded away from the house.

Interior Systems & Sump Pumps

When Water Has To Be Managed From Inside.

Where excavation isn't practical, an interior drainage system collects water at the footing line and carries it to a sump pit, where it is pumped safely away from the foundation instead of rising against the slab.

We also look at whether a battery backup makes sense — most basement flooding happens during the storms that knock the power out.

Common Questions

Basement Waterproofing FAQs

Still unsure what applies to your home? Call us and describe what you're seeing.

Most basement leaks come from water collecting against the foundation with nowhere to go. Cracks in poured concrete, deteriorated mortar joints in block walls, failed or clogged weeping tile, downspouts discharging beside the wall and negative grading all allow water to build up. Once hydrostatic pressure develops, water is pushed through the smallest opening it can find. Identifying which of these is responsible is the difference between a repair that lasts and one that comes back.
