Different Neighbourhoods, Different Foundations.

The right repair depends on how the home was built and what the lot does with water. Here's what we typically find in the areas where we work most.

Toronto

Much of Toronto's housing stock predates modern waterproofing standards. Homes in the older core were built with rubble stone, brick or early concrete block foundations, and many still rely on original clay weeping tile that has long since cracked or filled with soil. Narrow lots and shared driveways also limit exterior access, which affects whether a repair is best handled from outside or inside. We work across the city on both, and our recommendation depends on the wall type, the access available and where the water is actually coming from.

East York

East York is one of our busiest service areas. The post-war bungalows and semis through the neighbourhood typically have block foundations with shallow footings and original drainage. Combined with clay-heavy soil that holds water after heavy rain, this often shows up as seepage along the base of basement walls or through the floor-wall joint. Exterior waterproofing with weeping tile replacement is frequently the right long-term repair here, and lot layouts usually allow proper excavation access.

North York

North York properties tend to be larger, with deeper basements and more finished below-grade living space — which means water intrusion causes expensive damage quickly. Grading and downspout discharge are common contributors, along with older weeping tile that no longer drains. We regularly install sump systems and replace foundation drainage in this area, and we look closely at how surface water moves across the lot before recommending work.

Leslieville

Leslieville's Victorian and Edwardian semis are among the oldest homes we work on. Rubble stone foundations, soft historic mortar and low basements are typical, and many have been partly renovated over the years with repairs that only addressed symptoms. These walls need methods suited to their construction — parging, careful crack repair, membrane systems and often underpinning where homeowners want usable basement height. Tight lots and laneway access are normal here and we plan excavation accordingly.
